Rent is all inclusive utilities (capped at $ 60), WiFi and weekly cleaning to common areas and use of all common facilities.

Rent payments may be made via bank transfer, cheque, cash deposit, Wise, Alipay, or other approved payment methods to the company bank account.

Please ensure that your unique room code is clearly stated in the payment remarks or reference field to avoid any delay in payment verification or allocation.

The minimum length of stay is 3 months in compliance with the guidelines of the Urban Redevelopment Authority (URA) and Ministry of Education (MOE) of Singapore. However, the company has a preference for longer lease terms.

Aside from the security deposit, the following fees apply:

1. Administrative Fee – S$250
2. Aircon Maintenance Fee – S$80 per quarter (Includes quarterly servicing and ad hoc aircon issues such as leaking or maintenance concerns)
3. IRAS Stamp Duty – 0.4% of the total rental amount
4. Brand New Bed Linens Set – S$120
5. Mandatory Check-Out Fee – S$150
   (This will be deducted from your security deposit)

Male and female residents are accommodated separately. You may request to stay with a preferred roommate, such as a friend, classmate, or colleague, subject to room availability and occupancy limits.

Please note that roommate requests are not guaranteed, and an additional fee may apply if you choose or reserve a specific roommate arrangement.

All you have to do is bring your luggage. Self check-in guidelines will be sent to your email within 24 hours prior to your scheduled check-in time, so please keep an eye on your inbox.

Yes! Each room comes with a study table and chair that you can use for studying, attending online classes, or working from home. Our spaces are designed to provide a comfortable and conducive environment for both students and working professionals.

Full sets of new quality bed linens are provided in all Homey bedrooms for each new move-in at S$120 per set, which you may bring along with you at the end of your stay. Waterproof pillow and mattress protectors are also included to ensure the highest standard of cleanliness and hygiene for your bed.

Personal toiletries, towels, and toilet paper are not provided, so please prepare and bring your own upon move-in.

Yes! All our apartments have washer and dryer machine or 2 in 1 washer dryer, and iron board with iron for general use. You are free to use such a facility at no charge. Follow the schedule per room.

Yes, except for aircon maintenance matter. Minor repair clause apply to all other repair and maintenance in the room ($150/ repair) and in the common area ($350/repair) cause by wear and tear.

Our property is conveniently located just a 3-minute walk from Jalan Besar MRT station, making it easy for students and working professionals to travel around Singapore.

Definitely! We will refund 100% of the security deposit once the room has been reinstated to the move-in condition after 30 days from contract end date. Compulsory Check out fee will be chargeable upon moving out. it will be deducted from the security deposit.

Contractually, overnight visitor is strictly prohibited in all our apartments. Your friend can visit only if you receive explicit consent from all your housemates in the apartment. Please note that house rules are strictly applied to all visitors. Should we receive any complains from other housemates due to poor hygiene, disrespectful, inconsiderate, inconveniences, your visitor must vacate immediately without contest.

No. Pet is not allowed in all our homey’s apartment at the moment.

No. Smoking is strictly not allowed in all our homey’s apartment at the moment.

Yes. Light & Simple cooking is allowed as all homey’s apartment is equipped with kitchen and basic cookware, utensils and cutlery. Cleaning after each use is compulsory. Strictly no frequent cooking allowed as this is a coliving shared apartment. No heavy cooking such as deep fry or using strong spices that will leave strong odour to linger in the apartment for prolong period of time. Failing to clean up the kitchen after each use will result in fine for breach of contract. Should you receive any complains from other housemates due to poor hygiene, disrespectful, inconsiderate, inconveniences, you must end your cooking activity and clean up the space without further contest.

Lease extensions are subject to availability, market rates, administrative fees, and require a minimum 3-month extension with at least 2 months’ advance written notice for renewal or termination.
